Getting approved for a home loan 💰💳 is a big step, but did you know that different loan products require different debt-to-income ratios? What’s debt-to-income (DTI)? The DTI ratio is a financial metric that lenders use to evaluate a borrower's ability to manage monthly payments and repay debts. It is a percentage that compares a borrower's total monthly debt payments to their gross monthly income. 💸📈 To calculate your DTI ratio, add up all your monthly debt payments (such as mortgage, car loans, credit card payments, student loans, and other debts) and divide it by your gross monthly income (your income before taxes and deductions). The resulting number is your DTI ratio. Save this post to reference later.

Enhancing your home's curb appeal is an important part of selling your home, but it's important to know what not to do! 🚫 As a realtor, I've seen my fair share of curb appeal mistakes. Here are a few things NOT to do when enhancing your home's curb appeal: 1️⃣ Overdoing it with decorations: Too many decorations can make your home look cluttered and distract from its natural beauty. 2️⃣ Neglecting basic maintenance: Don't let peeling paint, overgrown weeds, or other maintenance issues turn off potential buyers. 3️⃣ Overpowering scents: While a pleasant scent can be nice, overpowering scents can be overwhelming and turn off buyers. 4️⃣ Hiding the home: Don't over-landscape or add too many privacy features that may obscure the home's features. When it comes to curb appeal, less is often more. Let's work together to enhance your home's natural beauty and attract potential buyers! 🏡🌿 #realtorlife #curbappeal #homeselling #lessismore #basicmaintenance
I'm no psychic, but I have news from the future: Things won't always go as planned. Homes aren’t perfect and things that need attention may arise. But, that's OK. There is something you can do to prepare for unexpected issues. Consider purchasing a home warranty plan. With anything, there are pros and cons, so let’s break it down in the next few slides when you swipe through.
Buying a home is an exciting journey, but it can also be stressful if you don't know what to avoid. Here are 3 things NOT to do while buying a home: 1. Don't panic and keep calm. This is a big investment, but you don't have to rush into anything. Take your time and make informed decisions. 2. Don't skip the home inspection. It may seem like an unnecessary expense, but it's worth it to know what you're getting into and avoid surprises down the line. 3. Don't make any major purchases before closing. Your credit score and debt-to-income ratio can impact your mortgage approval, so avoid making any large purchases until after you close on your new home. Remember, your dream home is within reach as long as you stay focused and avoid these common mistakes. #homebuyingtips #realtorlife #realestate #homeownership
Closing costs can be a source of stress for many buyers, but did you know that sellers can help? As a realtor, I always advise my clients to consider contributing towards some or all of the buyer's closing costs (ask the lender on how much is OK). This can make a big difference for buyers, especially those who are already stretching their budget to afford a new home. If you're a seller, consider contributing to the buyer's closing costs. It's a win-win for everyone involved! #ClosingCosts #SellerTips #RealtorAdvice
Why is DTI so important? (Don’t know what DTI is?…see my previous post.) DTI is important because lenders typically use this ratio to assess a borrower's ability to afford a new loan or mortgage. A lower DTI ratio indicates that a borrower has more income available to make payments on a new loan, while a higher DTI ratio suggests that a borrower may struggle to keep up with additional debt payments. Different types of loans may have different maximum DTI ratio requirements, and lenders may also consider other factors like credit score, employment history, and savings when evaluating loan applications. It's always a good idea to consult with a financial advisor or lender to determine your ideal debt-to-income ratio and improve your chances of getting approved for a loan. Ask me for more details and to hook you up with a qualified lender to assist you.

Here are two gardening tips to help you get your garden ready for summer: Gardening Tips: Start with healthy soil: Good soil is the foundation of a healthy garden. Before planting, add compost or other organic matter to enrich the soil and improve drainage. Test your soil's pH level to ensure it's suitable for the plants you want to grow. Choose the right plants for your climate: Different plants thrive in different environments, so it's important to choose plants that are well-suited to your local climate. Consider factors like temperature, rainfall, and sunlight when selecting plants. You can consult with a local gardening expert or nursery to get recommendations for plants that will thrive in your area.
