The Listing Marketing Blueprint

EVERY LISTING LAUNCHES LIKE your BEST LISTING

How to stop marketing your listings whenever there's time, and run every one as a launch. A repeatable system that takes one property and hands you the full marketing plan — description, captions, neighborhood content, emails, texts to your sphere — before you've even ordered the sign.

You already know how to sell a house. That's not the problem.

The day you win a listing, you also inherit a second job — on top of showings, negotiations, inspection deadlines, and the three people who need you to answer right now.

The second job

A description to write02
Social media posts for four platforms03
An email to your database04
A text to the sphere05

So the marketing gets compressed. You write the description Thursday night because it's due Friday. You post once when it goes live, and again two weeks later when it isn't moving. You start from a blank page every single time, and the quality of a listing's launch comes down to how busy you happened to be that week.

Your sellers don't see it that way. They see one listing that got a full campaign — and theirs, which got a photo and a caption.

And underneath it is the part nobody says out loud: the low-grade guilt. The feeling you should be posting more, showing up more — with no idea what to post, where, or in what order.

There's also the exposure. If you're putting something in front of people who know you, you want it to be good. Making it good takes time you don't have. So it doesn't go up.

That's not laziness. That's decision fatigue — and it's expensive.

You're marketing every listing. So why does it still feel like you're behind?

I'm running a live 90-minute workshop on Zoom on how to market a listing from signed to sold, without it turning into a second job.

When a seller asked how I'd market their home, I was ready. I had a good list. Producing all of it was another story. I'd do one or two things off the list, get pulled into the rest of the business, and the marketing would fall off the plate.

In 2018 I promised a seller weekly activity reports. Every week they pushed for more ideas, and every week I was scrambling to keep up with no system behind me. When they asked why the house wasn't selling, I had no proof of what I'd marketed, because most of it never got done.

So I built a system for the whole launch. The marketing got tighter and showed up everywhere. More exposure meant homes sold faster, and it brought more conversations and more appointments. Now I'm sharing the machine that holds it all, and it's easy to put to work on your next listing.

Why this exists

Nobody got into real estate to become a marketer.

You're the CEO of your business. A CEO's job isn't to personally write every caption — it's to make sure the caption gets written. That's the Employee Framework, and it's the whole philosophy behind Content to Closings.

01
It knows the brief
02
It knows your voice
03
It produces the asset
04
You review and approve

You're not learning to be a copywriter. You're hiring the function and keeping the final say.

What you'll walk away with

A new listing comes in. You enter the details once. A complete launch is waiting for you.

01
The description
Written in lifestyle language, not specs.
02
Social media captions
Built for how each social media platform actually works.
03
Neighborhood content
The life around the house, not just inside it.
04
The email
For the buyer who only opens email.
05
The text to your sphere
For the people who already know you.

All in order. You edit and post. You don't create.

—Every listing launching at the same standard, whether you have one on the market or four
—Marketing that goes out at launch instead of getting reverse-engineered after the listing stalls
—The blank page eliminated — never again deciding what to post, where, or in what order
—Words that sound like an actual agent talking about an actual house, so you can post without wincing
—Coverage for every kind of buyer: the video watcher, the walkthrough reader, the email opener, the sphere contact who needs a text
—Descriptions that put the buyer inside the life the house makes possible
—Your evenings back, because captions stop being an 11 p.m. activity

Why it works for you

5,495+ agents have come through Content to Closings since 2020 — and this isn't a recording you're left to interpret. You run it live, with me. If something doesn't make sense, you ask and it gets answered in the room.

How fast you see it

You walk out of the session holding the system. No waitlist, no six-week drip, no workbook. Before we close, you'll run one of your own listings through it and look at the output.

How little it takes

You don't need to be technical or marketing-savvy. No prep, no new software. You show up with a property address and your attention. That's the entire requirement.

Inside the 90 minutes

What we'll do together

01See why most listing marketing happens whenever there's time left over, and which of four problems is yours
02Retire three old beliefs about marketing a listing and pick the one you'll own instead
03Choose the formats that are easy for you and still work
04Find weeks of content already sitting inside your listing
05Run a real listing through it and get the copy for the whole launch, from signed to sold
06And one more thing I'm saving for the second half

YOUR NEXT LISTING DESERVES A real LAUNCH

One session. You get it, you use it, you keep it.

Register for the Workshop

Read this part carefully

This is not a course. You get the tool by showing up.

There are no modules, no lessons to work through on your own time, no PDF. There's no download link in your confirmation email and no access page waiting for you. The system is handed over inside the workshop — you run your listing through it live. That's the only way it gets into your hands.

That's deliberate. Agents who receive a tool in an email don't use it. Agents who use it live, with a real listing, on a real screen, walk away with something already working. I'd rather you leave having used it once than have it sitting unopened in your downloads folder.

So attend. Register, show up live, and the replay is yours too.

This might not be for you.

If you're selling part-time or still waiting on your first listing, it's too early.

This is for agents closing 10+ homes a year who want to sell more. That means getting time back from the marketing so you can spend it with buyers and sellers.

Proof

5,495+

agents served by Content to Closings since 2020.

That's not an audience number. Those are working agents — active listings, real deadlines, no marketing department — who needed the work done, not explained.

When it hits zero, the room opens and you run your listing.

Bring a current or upcoming listing

Plan on being at a desk with a listing in front of you — an active one, a coming-soon, or the one you're pitching this week. You'll use it during the session.

Show up and the replay is yours

Register, attend live, and you get the replay afterward, so you can go back through it with your next listing.

The honest comparison

You're probably already doing this with a chatbot. That's two costs, not one.

The chatbot way

Type a prompt. Read what comes back. Decide it sounds like a brochure from 2011. Rewrite the prompt. Change the tone. Delete half. Paste it into a doc and fix what sounds nothing like you.

Forty-five minutes gone — and a generic result anyway.

This system

Already knows how to ask for the right result. Lifestyle framing, social media platform differences, the sequence — built in. No fiddling. No correcting on your end. You enter the property.

You get the copy for the whole launch.

Run that across every listing you take this year and price your own hour honestly. You know what that number looks like.

The workshop

$79

One time. $1,888 total value.

—Live session, at 12:00pm ET$497
—The system, handed over inside the session$997

The guarantee

Enter your listing. Get the copy. Or get your $79 back.

Attend live and enter your listing into the tool. If it doesn't produce the copy for your launch (description, social media captions, neighborhood content, email and sphere texts), email me within 7 days and I'll refund you in full.

One more thing

At the end of the session I'll show you what the full Content to Closings membership looks like for agents who want the rest of the system. Stay or don't — the tool is yours either way.

FAQ

Questions, answered.

Will there be a replay?+

Yes. Register, show up live, and the replay is yours afterward. The workshop is built to be attended: the tool is handed over in the room, and you run your own listing through it while I'm there to answer questions.

What if I go through it and decide it's not for me?+

You won't be guessing. By the end of the session you'll have run one of your own real listings through the system, and you'll be looking at the actual output for that property. You'll know before we log off. And if the tool doesn't produce your copy, the guarantee covers your $79.

I'm not technical. Is this going to be over my head?+

No. If you can type a property address and copy and paste, you can do this. I walk you through it, step by step, in real time. Nothing gets installed and nothing needs configuring.

I already use a chatbot for listing descriptions. How is this different?+

You're doing the prompting. That's the work — and it's why the output still comes back generic. Here, the prompting is already engineered around how a listing actually sells: lifestyle over specs, and formats built for each social media platform instead of one post reused four ways. You stop operating the machine and start reviewing the work.

Why can't you just send me the tool when I buy?+

Because tools that arrive by email don't get used. It's gated on purpose — you get it live, use it on a real listing, and leave having already done it once. That's the difference between owning something and having bought something.

I only have one or two listings active right now. Is it worth it?+

Yes. If you're closing 10+ homes a year, one or two active listings is a normal stretch, and it's the best time to start. You get the system in place before the market gets busy, instead of trying to install a process while you're underwater with four under contract.

Is this the full membership?+

No. This is one tool, one workshop, one payment. The membership exists and I'll mention it live, but nothing here requires it.
